Coming Soon (CS) Status Information




Proposed Business Rules for Updated CS Status

At its May 2020 meeting, the ACTRIS Board of Directors voted to reinstate an updated Coming Soon (CS) status as a listing input option in the ACTRIS MLS. Given changes to the market since the previous version of CS status was removed, an updated CS status supports the Clear Cooperation Policy by creating a holding status for get-ready activities. While the status has been approved, the business rules and implementation timeline are still being discussed and will be voted on at the June ACTRIS Board of Directors meeting.
The preliminary, proposed business rules are:
  • Showings are optional per listing broker/agent
  • Listing Distribution
    • Included in VOW feeds
      • Seller has the option to set Internet Display = No
    • Included in Client Auto-Emails
    • Included in IDX feed
      • Seller has the option to set Internet Display = No
    • Not included in Syndication feeds
  • Listing Display
    • Included in MLS Client Portals
    • Included in Customer reports like CMAs
  • 14 day CS status limit
  • Status automatically enters Temporarily Off Market after 14 days
  • No DOM accrued
  • No listing, status, or price history
  • Limited subset of fields required
    • Price, address, beds, baths, and SQFT, etc.
  • Photos not required

 SHOULD YOU BUY a "FLIPPED" HOUSE?  Have you personally ever considered and wondered if you, yourself should BUY  a "flipped house." In my 15+ years of predominantly residential Central Austin brokerage practice and experience, here are my insights, opinions, suggestions and things to be cognizant of.  #1. Absolutely, for sure get a LICENSED INSPECTION on the flipped house! Not all flippers are the same. Just like in life there is a wide spectrum in regards to quality. Some flippers are flat out awful.
