 I am also going to go ahead and send you a proposal for the project, so you may have the list of documents we prepare, pricing, timelines, etc.

I am both an attorney and real estate developer, so I run my firm based on project management systems and philosophies. This allows us to work quickly and efficiently, and consistently meet deadlines. Our turn around time on documents is about 1 week, and project timelines are 3-4 weeks depending on surveyor timelines. We are able to work concurrently with any listing.  Here is our pricing for a 2 unit condo regime:

Two (2) Unit Condo Package - $2,750.00 + recording costs (approx. $400.00)
- Drafting the following documents:
     Declaration (recorded)
     Condominium Information Statement
     Rules and Regulations (recorded)
     Bylaws (recorded)
     Certificate of Formation for the HOA (form a non-profit corporation with the Texas Sec. of State)
     Consent of Registered Agent from registered agent service & contract for first year of service
     UWC for Organizational Meeting of the HOA
     IRS Form SS4 for HOA
     Obtain EIN for HOA
     Management Certificate (recorded)
     UWC for Resignations of Officers (to remove the developer from the HOA)
     Detailed guide for HOA management provided to buyers
     Form State tax exemption for the HOA provided to buyers
- Checklist for you to coordinate with surveyor for condo survey, insurance agent for project insurance, buyer's realtors, buyer's lenders, and title companies closing units
- Draft letter to buyers explaining regime and HOA turnover
- Removal of developer from HOA

The fees and costs above do not include fees charged by surveyors for the condo plat, architects or engineers, or insurance policies. This proposal is valid for thirty days.  Please let me know if you have any questions about this proposal, or about the condo conversion process in general.  

We are available on an hourly basis to assist with the following items:
- Preparation of HOA budget
- Gathering proposals for condo survey and preparing condo survey mark-up
- Gathering proposals for a condo insurance policy on the project
- Coordination with seller's lender regarding signing of mortgagee's consent
- Conference with listing agent regarding regime
- Coordination with title companies regarding closing of the units
- Completion of condo questionnaires for buyer's lenders

Austin, Texas has a DOG PROBLEM.....

  Austin, Texas has a DOG problem (Letter I wrote and sent) Dear Austin City Council Members, Hello and well regards, Yesterday afternoon during a simple bicycle pedal exercise ride, I was physically chased by an unleashed Pitbull dog in ZILKER PARK. Then directly after recovering from almost being mauled by an unleashed pit-bull in Zilker Park, I attempted to buy a Gatorade at a nearby Barton Springs Road Market, but that didn't go well either, as an interior Market commercial customer had a massive mixed breed dog trolling through the diminutive shopping isles. Then this morning, at a Coffee shop on SoCo, there was only 1 entry way in and out, and there was another large, although more docile mixed breed dog. All of this has occurred in less than 24 hours. What's the point? The City of Austin's dog friendliness and citizen enabling of irresponsible dog owners has gotten out of control. Newsflash!
