An example of South Austin, Texas Home Appreciation.

On 6.16.2017, Austin Silent Market Realty and George Vance McGee Real Estate Agent worked as the seller's agent and helped successfully close this exact property. At the time of the ABOR active MLS sale, the property was being marketed in excellent condition in a "post home improvement flipped" state and presentation. I, GVM, distinctly remember, one of the few but frequent buyer objections was the droopy, angle slumped ceiling in the living room. Other than that, this South Austin Home (located south of hwy 290), circa South 1st was in a beautiful condition and sparkled with 4 full bedrooms and 2 bathrooms, with a 1 car garage. It was plenty of house, nestled within a calm South Austin Residential neighborhood. In addition there was and still is ample fenced green backyard and lot land. The asking price per ownership started at $385,000 and dropped to $369,500 in mid year of 2017. Here is the FLYER for the at-one-time Austin Silent Market Sale Listing in South Austin.

Today, 11.2.2021 about roughly 4-5 years later, while searching the ABOR MLS System, I noticed this exact same home and property was showing as Active Abor MLS for Sale on the Market with "multiple offers and an offer deadline." The asking MLS price as of 11.2.2021 was $600,000.

There you go ladies and gentlemen. Perhaps today's Central Austin Real Estate Lesson is to simply BUY and HOLD Central Austin Real Estate.

The Property is currently, as of 11.2.2021 showing as active on MLS. The Listing Agency is credited as Maria & CoCo Vargas with Keller Williams Realty cocovargas@kw.com.

‘I wouldn’t touch Austin, Texas or Seattle, Washington with anybody’s money’ : Grant Cardone says these two major US cities are some of 'the worst markets to be in right now' for real estate investors — here's why Story by Bethan Moorcraft • click here for the exact moneywise article  prolific real estate investor Grant Cardone has singled out two U.S. property markets he wouldn’t touch with a 10-foot pole: Austin and Seattle.
