Introducing the new COLTON HOUSE HOTEL on South Congress.

I just got to preview the brand NEW and impressive COLTON HOUSE Hotel on South Congress. The Location is just south of Oltorf and SoCo. It has 80-84 Hotel Rooms and Guest Suites. I got to meet one of the owner/partners of the Colton House. He said he lives in Barton Hills and his other partner has dealings in Chicago, U.S.A. It is NOT some large corporate owned mega-hotel chain. 

The average nightly room rate is from $190-$600 per night. There are studios, 1,2, and 3 bedrooms. There is a traditional front desk and lobby. In the rear of the property is an eatery, bar, lounge and coffee spot. Located in the ultimate rear of the property is the Pool and Outdoor area. This is the most pleasant, scenic and quiet area. In addition the Hotel is pet friendly for a charge of $35 bucks. The COLTON House also offers longer term 1-2 month stays. The partner stated the hotel has a family atmosphere and vibe.

 SHOULD YOU BUY a "FLIPPED" HOUSE?  Have you personally ever considered and wondered if you, yourself should BUY  a "flipped house." In my 15+ years of predominantly residential Central Austin brokerage practice and experience, here are my insights, opinions, suggestions and things to be cognizant of.  #1. Absolutely, for sure get a LICENSED INSPECTION on the flipped house! Not all flippers are the same. Just like in life there is a wide spectrum in regards to quality. Some flippers are flat out awful.
