I did it! My First RUN CLUB social in Austin Texas (start time 6:30 AM Friday Mornings @ FLEET DT Seaholm District)

I've commenced physically RUNNING, walking, jogging for Exercise. I'm in my 6th week of running 2x,3x,4x per week for about 3.5-5 miles each trip in duration. I've also abstained from eating any fast food or red meat. So far I'm down in GVM LBS from a high of 248-249 pounds and this morning was 237 pounds. My goal is perhaps 210 or 225 pounds?

So this was my actual 1st every social ATX Run Club attempt. It starts every Friday morning AM at 6:30 am @ the FLEET running store in the Downtown Austin, Texas Seaholm District.

Since I live in St. Elmo SoCo, I almost missed my alarm, but popped up at 5:59 am, got on my clothes, gear, watch, running shorts, t-shirt, hat, etc and  drove my Moped Downtown. Although very few cars are on the Road at 6 am, the red stoplights still slow you down.

At 6:30 am the FLEET store hosts called it, "the Chillest ATX Run Club in Austin." Go at your own pace

Perfect for me! Then the 45-60 people begin running at 6:40 am from the store and head for the Town Lake Trail and the westward Deep Eddy Loop. It's about 5K or 3.7 Miles.  I started out towards the front of the pack, yet eventually needed to sprinkle in some walking so I did finish, in the back half portion of the Run Club participants. Anyways It was fun! I'll do it again.

When everybody ends up back @ FLEET in the Seaholm District, most of the RUN CLUB participants stroll over to MERIT Coffee for a cup of coffee and post-run conversations.

This is a massing of the 6th & Lamar (Waterloo Records site) residential project based on the Planning Commission approved zoning. The original plans before a compromise was reached with the local neighborhood association called for a building 31' and two or three floors taller. In my 15+ years of predominantly residential Central Austin brokerage practice and experience, here are my insights, opinions, suggestions and things to be cognizant of.  #1. Absolutely, for sure get a LICENSED INSPECTION on the flipped house! Not all flippers are the same. Just like in life there is a wide spectrum in regards to quality. Some flippers are flat out awful. They make very lipstick-like improvements, skip the expensive items such as the foundation, and plumbing and try to trick the consumer into paying more for a home, when the consumer shouldn't.  On the Flip Side (this joke was just too obvious) There are also excellent high-quality flippers whom selectively choose which homes they flip, and then they invest carefully and beautifully while genuinely  improving a home! Some of these hi-quality upper tier flippe...
