OWANA in-person Meeting Notes. March 4th, 2025. GVM reporter/member/old school local = Old West Austin Neighborhood Association

The in person meeting was held per usual @ the Mathews Elementary School on West Lynn in Clarksville.

The current president is Steve Amos. A friendly, well mannered and sensible man. 

One attendee when discussing the death of Nau's Pharmacy stated, "I hope the new Nau's development doesn't suck or is super ugly?"

Zoning Section;








MANIFOLD Development presented in person for a new Mixed Use Brand New future Development located on West 6th street and Walsh. Manifold are local developers and office adjacent to Donn's Deport on West 5th street.

Manifold's lead Representative stated, they listened to the neighborhood and are implementing very LARGE SIDWALKS on both West 6th & Walsh Street. 18'20' feet sized sidewalks.
the New Mixed Use Complex will be 250 Units of Residential Apartments, Studios, 1 and 2 bedrooms. 10%-12% of the Apartments will be exclusively for Affordable Housing.

There will be some Mixed-Use Commercial Retail at the new Project. The Building will have "woods and bricks façade" and not just glass only.  the Height may be in the 90' feet tall range.

All of the parking will be UNDERGROUND.  1 parking space will cost the residential residents $150 bucks per month additional.  The apts will be year long, long term rentals. There will be NO STR, short term rentals allowed.

1 long time OWANA attendee and member stated, "This new Housing in the area is Needed for Teachers, Neighborhood folks and Services Workers, I like it. We need more housing."

The Goal is to keep the Commercial spaces open to the street, to retain the neighborhood's famous & enviable WALKING culture.  The Commercial Retail is "moderate to high end retail."  ---Manifold Developer session ends. 

Overall the OWANA members reacted positively and in favor of the Developer's projects plans, units size, affordability units and especially the LARGE SIDEWALKS.

OWANA Treasury Report 
Everything is okay. Owana could use more revenue, $$. Memberships & Business Sponsorships. 

Community Events; Erika Tatum
The Spring Music Event in the Park went well. Excellent food, artists and Music. Specifically Matt Sullivan and House Park barbque was tasty and plentiful.
the 4th of July parade is up next. It is perhaps the shortest distance July 4th parade ever.
We are planning some sort of Easter Egg Hunt

Membership Committee;
We currently have 764 members. We could use and would welcome more members. 
I asked,  "if Pemberton and Brkyerwoods homeowners, renters, etc could be members?" The answer was yes, but those neighborhoods also have their own unique groups.
 
There is an Austin Neighborhoods Council that exists.

OWANA donates some money to a Matthews Elementary Scholarship Fund (I thought Matthews was a free pubic school?)

Parks & Greenspace
the Park Overlook, on West 10th, overlooking the West Austin Park is being worked on, and could be expensive.
Amplify Austin is coming up

Last Item I stayed for;
OWANA advocated for noise limiting ordinances or rules for the HEARTLAND Plaza Pickleball Courts on TOP of the Plaza.  OWANA residents appears to be okay with pickleball but not the constant loud pinging sound it emits.

The meeting attendance was regular. Perhaps 20 people total. I've been to more packed OWANA meetings before. I think it is because is was a dangerously windy day and evening.

Should you BUY a FLIPPED House? ATX Broker Associate GVM Tips, Insights.

 SHOULD YOU BUY a "FLIPPED" HOUSE?  Have you personally ever considered and wondered if you, yourself should BUY  a "flipped house." In my 15+ years of predominantly residential Central Austin brokerage practice and experience, here are my insights, opinions, suggestions and things to be cognizant of.  #1. Absolutely, for sure get a LICENSED INSPECTION on the flipped house! Not all flippers are the same. Just like in life there is a wide spectrum in regards to quality. Some flippers are flat out awful. They make very lipstick-like improvements, skip the expensive items such as the foundation, and plumbing and try to trick the consumer into paying more for a home, when the consumer shouldn't.  On the Flip Side (this joke was just too obvious) There are also excellent high-quality flippers whom selectively choose which homes they flip, and then they invest carefully and beautifully while genuinely  improving a home! Austin, Texas has a DOG PROBLEM.....

  Austin, Texas has a DOG problem (Letter I wrote and sent) Dear Austin City Council Members, Hello and well regards, Yesterday afternoon during a simple bicycle pedal exercise ride, I was physically chased by an unleashed Pitbull dog in ZILKER PARK. Then directly after recovering from almost being mauled by an unleashed pit-bull in Zilker Park, I attempted to buy a Gatorade at a nearby Barton Springs Road Market, but that didn't go well either, as an interior Market commercial customer had a massive mixed breed dog trolling through the diminutive shopping isles. Then this morning, at a Coffee shop on SoCo, there was only 1 entry way in and out, and there was another large, although more docile mixed breed dog. All of this has occurred in less than 24 hours. What's the point? The City of Austin's dog friendliness and citizen enabling of irresponsible dog owners has gotten out of control. Newsflash!
