The Top 5 Austin, Texas People Watching Spots

 Are you tired of being inside all the time and watching television? Has your Screen-time overridden your being alive and outside time? Do you live in Austin TX  or plan to visit soon, and are curious as to where some of the pace and action is?

As a Local Austinite and  Unicorn I have G-14 Classified status to write this article. 



#5. The Domain Development North Austin.

The Domain Development is the brand new, larger and more successful "Arboretum" if you will. The Rock Rose Street in the Domain has both Commercial Bars and Coffee Shops, Stores and Food. The outside walking friendly Domain Development caters to upscale affluent shoppers, and is ideal for day time people watching. Rock Rose Domain even has nightlife and bar action too. It's a North  Austin crowd I believe. Think NW Austin, Cedar  Park, Pflugerville, Georgetown, Round Rock, North Central Texas folks. It's the UPTOWN, Downtown!



#4 Barton Springs & Deep Eddy Pool.

Last summer, the entry price was finally raised at the Barton Springs and Deep Eddy Central Austin natural springs pools from $3 to $5. Still easily worth the price of admission. I've actually seen more Celebrities (Lance Armstrong, Gen William H McRaven), an NBA Pro Basketball Player (OKC Thunder's Andre Roberson)  and Actors at the Deep Eddy Pool (Guy Peirce) than the  Barton Springs pool. Barton Springs and Deep Eddy are the pinnacle outdoor swimming and nature spots to relax, swim, read, meditate, people watch and enjoy sunshine in Austin, Texas





#3 West 2nd Street Downtown, Austin, Texas.

West 2nd street downtown, is basically west of Congress from the  Austonian all the way to the new Downtown Library. West 2nd street is now a commercial and downtown walking friendly attraction. There is a Joe's Coffee Downtown, Austin City Hall, Restaurants, and the Downtown Public Modern Library. Excellent People watching  and out-n-about human energy.




#2 West Campus, The Drag & 24th Street.

During the  fall and spring semesters, the Campus area West of the University of Texas is always walking friendly. There are ample students walking around, exercising, going to campus for school and simply being alive. The Drag aka Guadalupe Street from 19th to 27th is pedestrian friendly and solid for people watching. Be mindful of the bums. 



#1. South Congress Avenue

Number 1 for People Watching in Austin, Texas is the Jo's "I Love you So Much" Coffee Shop on South Congress. This is a tourist and local destination. It is where I once saw Jared Leto do a celebratory pop-by for his band or something? I've also seen Jake Gyllenhaal run past me at Jo's South Congress on his way to the Hike and Bike Trail is my guess. The visitors and locals on South Congress are fashion conscious and arrive in a variety of ages, styles, and lifestyles. South Congress is Number #1 for Outdoor People Watching in Austin, Texas.

Should you BUY a FLIPPED House? ATX Broker Associate GVM Tips, Insights.

 SHOULD YOU BUY a "FLIPPED" HOUSE?  Have you personally ever considered and wondered if you, yourself should BUY  a "flipped house." In my 15+ years of predominantly residential Central Austin brokerage practice and experience, here are my insights, opinions, suggestions and things to be cognizant of.  #1. Absolutely, for sure get a LICENSED INSPECTION on the flipped house! Not all flippers are the same. Just like in life there is a wide spectrum in regards to quality. Some flippers are flat out awful. They make very lipstick-like improvements, skip the expensive items such as the foundation, and plumbing and try to trick the consumer into paying more for a home, when the consumer shouldn't.  On the Flip Side (this joke was just too obvious) There are also excellent high-quality flippers whom selectively choose which homes they flip, and then they invest carefully and beautifully while genuinely  improving a home!
