Important items when selling & marketing a LOT for Sale in Austin, Texas.


  • Location, What is the specific neighborhood and street appeal.
  • What is the lot Size? How Large? How many sq. ft of lot land?
  • What is the ZONING? What could potentially be allowed by the City of Austin Development?
  • Where are the TREE issues? Are there any? How large? Where are the trees sitting? 
  • What is the general flatness or slope of the land? This could affect the new build's foundation type.
  • Pricing? Remember private primary buyers and end users will usually pay more $$ for your LOT, than spec investors, builders, assigners, and developers. Primary buyer's simply want the value to be fair and current, while investors and spec builders, need margins to earn a profit.
  • What is the Buyer Demand for next construction in the Lot's geographic area? Is it a high-end luxury, top dollar construction neighborhood, or perhaps is the lot's area more in tune with remodels and existing home upgrades? 
  • Are you willing to sell your lot via owner financing methods or would you prefer to cash out, and be done at closing and funding?
  • Does your LOT have any bonus intangibles? Is there  a View? Does the Lot back to green-space? Are there fewer immediate, imposing neighbors? Is the Lot on a private cul de sac? Is the Lot located in a desirable school district?

 SHOULD YOU BUY a "FLIPPED" HOUSE?  Have you personally ever considered and wondered if you, yourself should BUY  a "flipped house." In my 15+ years of predominantly residential Central Austin brokerage practice and experience, here are my insights, opinions, suggestions and things to be cognizant of.  #1.   Austin, Texas has a DOG problem (Letter I wrote and sent) Dear Austin City Council Members, Hello and well regards, Yesterday afternoon during a simple bicycle pedal exercise ride, I was physically chased by an unleashed Pitbull dog in ZILKER PARK. Then directly after recovering from almost being mauled by an unleashed pit-bull in Zilker Park, I attempted to buy a Gatorade at a nearby Barton Springs Road Market, but that didn't go well either, as an interior Market commercial customer had a massive mixed breed dog trolling through the diminutive shopping isles. Then this morning, at a Coffee shop on SoCo, there was only 1 entry way in and out, and there was another large, although more docile mixed breed dog. All of this has occurred in less than 24 hours. What's the point? The City of Austin's dog friendliness and citizen enabling of irresponsible dog owners has gotten out of control. Newsflash!
