a Local respected Lawyer, quality and repeat client of Austin Silent Market, hired Broker George Vance McGee & Austin Silent Market Realty to list, advertise, sell and work on 119 Meteor Drive in South Austin 78745 Texas. The lawyer was in charge of assisting the selling deceased estate.

 The property was an uninhabitable in it's current  fixer upper condition and the landscaping had been severely unkempt. The property did have, "good bones." The property also  possessed a rather unique and massively large backyard. (per TCAD .378 Acres)

 GVM and Austin Silent Market paid for landscaping services and for Austin Real Estate Photography to photo shoot the property. The starting asking price was based on a recent, ABOR MLS Sold Comps CMA. As you are aware by now as a consumer, the entire calendar year of 2023 saw Austin Texas Real Estate Prices and Sales slow, slump,  drop and almost stop.

 Next up, GVM had the property placed and featured on a local South Austin Property Realtor Broker Caravan Tour. These property tours are very helpful to gauge current market conditions and get quality licensed feedback from fellow working professionals. The Property was Active on ABOR MLS for 97 days, with slow and steady prices drops. It was advertised frequently to the entire marketplace via Austin Email Flyers, often. Despite 119 Meteor's large backyard and good bones, the property's condition attracted fixer and flip type buyers and not too many inexperienced primary dweller type buyers. It's common for modern day buyers to have busy working careers and not have time to mess with distressed properties. Eventually a local, proven and experienced fixer upper, improvement oriented and re-sell buyer took fancy to the property. After back and forth negotiations post property inspection, both buyer and seller parties move forward on an agreed upon final "as-is" condition sold price.  

Next up the sale need roughly 60-75 days to be approved by the Travis County Legal Probate Court. The Lawyer and GVM attended the Probate Court hearing and accurately and honestly described the listing process, advertising and marketing efforts, the # of buyer's agent showings which was 69 per the supra lockbox and the general sale process for 119 Meteor Road in South Austin, 78745, just off South SoCo. The Travis County judge, then made his decision and approved the sale price and sale to move forward.  The new ownership of 119 Meteor plans to drastically improve the 3/2 Home with a 2 car garage and present a more beautiful and residential turn-key ready product in the year of 2024.

Sad News. Tim Harrington of Austin, Texas passed away in mid-February 2024 from a heart attack. His Memorial Service is 2/29/2024 2 pm, @ Austin Ridge Bible Church in Westlake.
