La La's Little Nugget. It's always Christmas in the Crestview Neighborhood of the ATX.

I just re-visited this YEAR-ROUND Christmas themed Bar in the North Central Austin neighborhood of Crestview. It's spewing with character and holiday cheer. It's located on Justin Lane, just east of Burnet Road, yet still south of Anderson Lane. 

There is a 1 dollar for 4 songs jukebox, outdoor covered patio, bar-b-que eatery next door, and tons of unique Christmas Decorations. There is even a CHRISTMAS countdown clock continuously running behind the bar. It is both liquor and beer. I recommend it! GVM Austin Silent Market, Licensed Real Estate Agent. 


In Silent Market insight  news, I recently generated a 424k CASH offer for just 1 = .15 Acre sized lot on Pequeno in Crestview, and the owner still said NO. So there go for lot value and demand in CRESTVIEW my friends. 

Earlier this year, I successfully worked and funded a Silent Market seller, with a buyer from Brohn Homes. Brohn bought the lot on Alegria for 400K even cash, and is currently building 1 new 2650 +/- square Spec NEW Home on the lot. My Brohn contact said it'll be priced around 949K-979K +/-/. in Spring 2020.

 SHOULD YOU BUY a "FLIPPED" HOUSE?  Have you personally ever considered and wondered if you, yourself should BUY  a "flipped house." In my 15+ years of predominantly residential Central Austin brokerage practice and experience, here are my insights, opinions, suggestions and things to be cognizant of.  #1. Absolutely, for sure get a LICENSED INSPECTION on the flipped house! Not all flippers are the same. Just like in life there is a wide spectrum in regards to quality. Some flippers are flat out awful.   Austin, Texas has a DOG problem (Letter I wrote and sent) Dear Austin City Council Members, Hello and well regards, Yesterday afternoon during a simple bicycle pedal exercise ride, I was physically chased by an unleashed Pitbull dog in ZILKER PARK. Then directly after recovering from almost being mauled by an unleashed pit-bull in Zilker Park, I attempted to buy a Gatorade at a nearby Barton Springs Road Market, but that didn't go well either, as an interior Market commercial customer had a massive mixed breed dog trolling through the diminutive shopping isles. Then this morning, at a Coffee shop on SoCo, there was only 1 entry way in and out, and there was another large, although more docile mixed breed dog. All of this has occurred in less than 24 hours. What's the point? The City of Austin's dog friendliness and citizen enabling of irresponsible dog owners has gotten out of control. Newsflash!
