AREA Facebook Forum, GVM asks fellow agents/realtors, "So what does "PRICE UPON REQUEST" mean? huh? why? on a real estate for sale listing?

GVM broker associate asks, So what does "PRICE UPON REQUEST" mean? huh? why?

"I don’t know why agents do this. We don’t need yet another step in the process. "

"I absolutely hate this tactic when shopping for certain cars or big ticket items online. What’s the big secret?"

"anytime price isn’t available I just skip over it because that means it’s too pricey"

"I love it when agents do this on ALN like don’t you think I’ve gone through enough trouble to get to this point in the search and now you are here with this BS talking about “price upon request”
GTFOH it’s stupid that’s what it is."

"No, you first - what would you pay for it?"

"A tactic realtors use that they believe will drive more traffic and inquires. When in fact it does the opposite. This strategy may have worked in 2021/early 2022 - definitely not in this market with high interest rate, zero FOMO, high inflation, layoffs of high paying positions and low pool of qualified buyers. The buyers is in the driver seat now - not the sellers.
Run the comps for your clients (most recent sales, active listings and any pending) - then show your client if it makes sense and make an offer based on your research if they want to move forward."

"It means if you want the price ask…."

"Y’all, pleeeease put the list price in flyers, emails, etc. It can save so much time!!!! I was told it was an “old-fashioned tactic” to withhold the list price and that was over 22 years ago when I was new to real estate. So think how it’s perceived now!!!"

"I remember in the olden days we left it off the flyers due to the expense of printing color flyers."

"Seems like a dangerous practice. What if, even weeks apart, you tell 2 parties different answers. Then they talk to one another and one claims discrimination."

"It means I don't even bother to look at the listing"

"I don’t like it when they do that, then they are very difficult to contact. I feel like it just wastes our time. It’s either in our client’s price range or it’s not."

"Let's create some fake exclusivity!"

"It’s like when you go to order lobster and only see “market rate”. It means, if you have to ask, you can’t afford it! "

"We're ashamed to say, but will tell you only if you ask and if you keep trying hard enough to reach them when they don't return calls, emails or texts."

"Irritating and time wasting."

"That’s another way of saying “remove from list”

"What's the big secret? That's so stupid!"

"I would like to request a lower price."

"Who cares"

"I think people tend to move on because of this, it's a hassle and it implies there is an explanation needed why it's so overpriced! "

Per Moneywise, Grant Cardone says, "I wouldn't touch the real estate markets of either Austin, Texas or Seattle Washington with a 10 foot pole."

‘I wouldn’t touch Austin, Texas or Seattle, Washington with anybody’s money’ : Grant Cardone says these two major US cities are some of 'the worst markets to be in right now' for real estate investors — here's why Story by Bethan Moorcraft • click here for the exact moneywise article  prolific real estate investor Grant Cardone has singled out two U.S. property markets he wouldn’t touch with a 10-foot pole: Austin and Seattle.
