Is the Buyer Required to Provide the Lender's Contact Info to the Listing Side?



State of Texas, Real Estate Question of the Day. 

Is the Buyer REQUIRED to provide their Lender's direct name and contact information to the Listing Agent and property seller? 

Answer. (Per Texas  Association Realtors Free Legal Hotline) No. The buyer is not contractually REQUIRED to provide their mortgage lender's direct name and contact information to the listing agent and seller

So George Vance, what are your personal opinions as an everyday "out in the field" working Real Estate on this question and topic? 

In my humble opinion and mine only, I do think it is couterous, beneficial and even ADVANTAGOUS for the buyer's agent and buyer to provide a Pre-Qualification and Mortgage Lender's letter with their offer & for Luxury showings above 1 million, even before the showing.

In addtion, in the Buyer's Agent role, I have personaly asked my buyer's mortgage lender to also call and speak to the Listing / Seller's Agent directly. A savvy mortgage broker call to the listing agent, could perhaps be the reasoning, for the seller to actually sign and accept the buyer's contract.  Just like a prompt, working and reliable Real Estate Agent is your friend, sames goes for your Mortgage Lender. 


It is a smart, wise, and prudent move for a Listing Agent to personally talk and converse with  each serious offer's mortgage lender before going under contract. I do it, when I'm on the listing side.


The stronger a buyer's down payment, and overall chances at securing the LOAN in a timely manner, the stronger the offer and chance the deal actually closes and funds in a timely manner.

The above financing reasons are also why they say, "CASH IS KING." Because CASH contracts are NOT subject  to financing and can usually close quicker than using the appraisal and mortgage process.

Austin, Texas has a DOG PROBLEM.....

  Austin, Texas has a DOG problem (Letter I wrote and sent) Dear Austin City Council Members, Hello and well regards, Yesterday afternoon during a simple bicycle pedal exercise ride, I was physically chased by an unleashed Pitbull dog in ZILKER PARK. Then directly after recovering from almost being mauled by an unleashed pit-bull in Zilker Park, I attempted to buy a Gatorade at a nearby Barton Springs Road Market, but that didn't go well either, as an interior Market commercial customer had a massive mixed breed dog trolling through the diminutive shopping isles. Then this morning, at a Coffee shop on SoCo, there was only 1 entry way in and out, and there was another large, although more docile mixed breed dog. All of this has occurred in less than 24 hours.
